Short-term vs long-term rental: which suits your property?
Most owners choose between two familiar options: a long-term tenant on a fixed monthly rent, or short-term guests booked night by night. Each has a different profile of income, effort and risk.
Long-term rental
Predictable and low-touch, but rent is fixed regardless of demand, and you carry tenant risk. Property condition can be harder to control over long tenancies.
Short-term rental
Pricing can follow demand, and the property is cleaned and inspected after every stay. It requires constant operation: pricing, guest messages, cleaning, maintenance and licensing.
A third option
A master lease combines predictable payments with a professional operator as your tenant. For selected properties it can offer stronger economics than conventional long-term rental.
